Panmure’s town centre regeneration continues, with the Auckland Urban Development Office (AUDO) taking a development site at 3 Kings Road to market.
The development site at 3 Kings Road, being marketed by a Real Estate agency, sits just a short walk from the Panmure town centre and represents an opportunity for a developer to play a part in the suburb’s ongoing regeneration.
The developer that purchases the site will be required to deliver a housing project of at least 18 terraced homes, or a larger housing development that meets planning requirements. The goal is to provide more homes for local families in a central location while contributing positively to local businesses and supporting the wider regeneration programme in the area.
The address may be familiar to locals, as it neighbours the much-loved Stone Cottage Museum. The site was previously part of a larger property known as 1-3 Kings Road.
Following subdivision, the portion containing the Stone Cottage was retained by Auckland Council as public open space, while the remaining land including the car park became the standalone site now known as 3 Kings Road.
Maungakiekie-Tāmaki Local Board chair Debbie Burrows says the sale of 3 Kings Road is reflective of Panmure’s regeneration. “This is another step forward with the wider development in the Panmure town centre which is already underway with the Auckland Urban Development Office, to ensure the area has improved public areas, transport connections and development opportunities.”
The car park at 3 Kings Road was originally identified as no longer being required for transport purposes by Auckland Transport in 2015. The car park’s usage is low, averaging around 35 per cent at peak times, significantly below Auckland Transport's 85% utilisation threshold
The site was then subsequently considered for redevelopment and included and approved by Auckland Council as part of the high-level programme for Panmure’s regeneration that looks to encourage more housing close to the town centre.
“The redevelopment of 3 Kings Road is one of the opportunities within the Panmure regeneration programme that looks to increase housing supply and provide a greater diversity of homes within easy reach of the shops, services, and public transport,” says Auckland Urban Development Office’s Priority Location Director, Kate Cumberpatch
The plan for the area sees Auckland Council investing in Panmure to support its growth as a vibrant, well-connected town centre that celebrates its cultural diversity, rich history, and natural environment.
This includes improvements to public spaces, enhanced transport connections, and opportunities for new housing and commercial development, further strengthening Panmure as an attractive place to live, work and visit.
